Employees                Text Box: AFI counselors will assist any non-homeowner is rectifying their credit and debt issues in an effort to help them purchase a home.  This program is for anyone with extreme credit card debts, unsecured loans, a credit score under a 620 or those recently discharged from a bankruptcy.  
 
Text Box: If you can no longer afford to meet the obligation of making your regular monthly mortgage payments every month, there is a possibility we can assist you in selling the house before any action is taken by the mortgage company due to your delinquency in payment.

Text Box: PHFA has a number of 1st time homebuyer products that AFI is approved to assist you in qualifying for. Our staff will provide you with the one on one and group counseling which will allow you to get a PHFA approved loan with a BELOW 620 credit score, with a fixed, low interest loan.  If you have not had a deed to a property in your name in the last 3 years or you have never had a mortgage AFI would be delighted to assist you in qualifying for a PHFA loan

 Text Box: First Time Homebuyer Program

Text Box: The AFI staff is trained to recognize predatory loans.  During the evaluation of your situation your counselor will review your loan documents, interest rates, points and legal fees associated with your loan and determine if you are being taking advantage of.  Next our counselors will assist you in creating a strategy to get out of this bad loan.  AFI counselors will then work with Community Legal Services Attorneys, if necessary, to help you fight this predatory loan.

Text Box: In the case that you fall behind in your mortgage payments, AFI will assist you in attempting to make a payment arrangement with the mortgage company or see if you are eligible to have missed payments placed at the end of the loan.  
This program is most useful to individuals who are in the early stages of delinquency in mortgage payments. 
You must be under 5 months behind in your mortgage and have the ability to make the mortgage payments to qualify for this program.

 

 

 

 

Text Box: Loss Mitigation & Forbearance Agreement
 

Text Box: AFI is a PHFA, HEMAP approved housing counseling agency.  If you more than 60 days behind, in a conventional mortgage, it is mandatory in the state of Pennsylvania that you receive an ACT 91 NOTICE.  This notice gives you an opportunity to apply for a HEMAP (Homeowners Emergency Mortgage Assistance Program) loan.  An application must be submitted by a PHFA approved agency and if your application is approved PHFA will give you a loan for your arrearage (make you current) and you will then have a second mortgage loan through PHFA.  Our counselors will be able to assist you in getting the ACT 91 NOTICE if you have not received one.
